HOA ASSESSMENTS

 

The 2008 HOA quarterly dues have increased to $201.00.  Dues are payable on the first day of each quarter and considered late after the 30th.  A late charge will automatically be added to the account.  If payment is not received by the 60th day of the month a Notice of Intent to Accelerate Installments and file a Memorandum of Lien will be issued.  If the dues and late fees remain past due as of the 65th day of the quarter, then the Association shall refer the account to the Association's attorney for collection.

 

Please see that the HOA quarterly dues are paid on time to avoid the legal process and additional fees involved.  Your check must be made payable to Compton Valley Estates  and not to Sequoia Management. Please include your Compton Valley address on your check or provide your account number.

 

 

"CURB APPEAL" - Does Your Home Has It?

 

Our front yard should complement our home, not detract from or compete with it.  Anything overgrown or so large that it blocks windows or doorways should be trimmed back.  After trimming, we can add a few annuals for color interspersed with the bushes.

 

Visit a local nursery for ideas. You can also get great ideas by simply driving around the neighborhood as well. Remember, our landscaping should enhance our home, not overpower it. Keeping everything trimmed and neat will give our home a great "curb appeal".

 

Don't forget to also inspect the concrete steps in front of your home.  You might be surprised on the amount of "mildew" that has accumulated over the years on the concrete.  A bucket of warm water, a little bleach, a bristle brush, might be all that you may require to remove the "mildew" from the steps.

 

 

PARKING

 

 

Let's work together.  It seems to be the practice of some homeowners to park in visitor spaces so that guest's can use their assigned spots. The Board of Directors suggests that if you have visitors who use your assigned space to then park your vehicles on Bay Valley Drive.

 

 Each home in Compton Valley is assigned two (2) parking spaces per home. Parking spaces designated for visitor parking are reserved for visitors and guests and are not to be used by homeowners as additional parking spaces.

 

 

YARD CLEAN-UP

 

 

Spring has sprung and so has the grass. Please see that you keep your grass cut on a regular basis. Most people take pride in their home and expect that their neighbors do the same. Everyone is hectic with their busy schedules but please make sure that grass cutting is a top priority.

 

Please take note that pet waste MUST be cleaned up from your yard on a daily basis. Residents who do not clean up their waste are inviting rodents to their yards and the yards of neighbors. Residents who violate the clean up are subject to a Rules Violation Charge or a visit from the Fairfax County Health Department. Please clean up your pet mess.

 

It has also been noted that certain individuals have accumulated miscellaneous items and are storing them on patio's and in back yards. Not only is this unsightly, but it also invites rodents. Please take a moment to inspect and clean up these areas. The Board of Directors and Management will be walking the neighborhood in the next few weeks, so please see that your yards are neat and tidy.

ARC inspections took place in May.  Please comply with all the rules and regulations and avoid being assessed violation charges.  Please ensure your house is painted, no peeling trim, your yard is free of debris, your trash container is stored out of sight etc.  Sequoia Management will be sending out notices to homeowners not in compliance.
