Restrictive Covenants

The Compton Valley Estates' Restrictive Covenants were created for the purpose of clearly outlining the "rules and regulations" that all homeowners in the Association must adhere to. At purchase time, homeowners automatically become members of the Association.

 

The Association is empowered by the State of Virginia to enforce its Restrictive Covenants as it sees fit; any homeowner in violation of the Restrictive Covenants will receive written notice of such from the Association.

 

At purchase time, the Restrictive Covenants are provided as part of the Disclosure Packet. All sellers (whether owner-sellers or realtors) are required to provide a copy of the Association's Disclosure Packet to the new homeowners.

 

Take a look around your house and make sure that you're not in violation of any of these rules!

 

Disclosure Packets

When you sell your home, Virginia law requires that you or your realtor provide a Disclosure Packet to the new homeowner. This packet includes valuable information such as the Association's By-Laws, Articles of Incorporation, Restrictive Covenants, annual budget and a certified statement from the Association regarding the status of your property (i.e. no violations, all dues are paid, information on any outstanding fines or liens, etc).

 

Before you request a Disclosure Packet:

 

  1. Make sure your property is in good shape and violation-free. Refer to the Restrictive Covenants for specifics.
  2. Check your records and make sure that your annual dues are paid to-date. If not, you must send us payment in full for all outstanding annual dues along with your Disclosure Packet request. 

 

To obtain a Disclosure Packet, provide us with the following:

 

  1. The address of the home for sale
  2. The current homeowners' name, address, and phone number
  3. The listing agent's (i.e. realtor's) name and phone number
  4. An address to mail the packet to
  5. A check on the amount of $100 payable to the Compton Valley Estates HOA

     

    We will inspect your home for violations and confirm your financial records for any outstanding dues, fines, or liens. Please allow at least 10 business days to process your request.
